A move-in inspection creates a shared baseline. It should describe the property as it is, not as either party expected it to be. Begin with the date, property, participants and key or meter handover details.
Work through every room in a consistent order. Photograph existing damage at useful distances, add short factual notes and record meter readings with the meter identifier visible where practical. Avoid labels such as “terrible condition” when a specific description will do.
Give both parties time to review the record and add corrections. If there is disagreement, record both positions instead of deleting one. Local law or the lease may prescribe a particular inventory, signature process or deadline, so check the requirements that apply to the property.
At move-out, use the same room order and comparable photos. Separate ordinary wear from new damage carefully; Tensu can organize the evidence, but it does not decide deposit deductions.
